Currently Marketing your home?  Better make the most of those showings!  In years past with much stronger Buyer activity it was once estimated that new home builders spent $700 on each potential buyer that walked into their model homes!  Those Buyers are precious, and in the current environment even more so.

 

Sales in the City of Golden (Residential sales, with condos excluded) for July were a measly 29 this year, and showing activity is certainly slow.  Compare that with last year's 37 July sales- a drop of over 21%.  (2008: 42 July sales, 2007: 34.  6 years ago in 2004: 51)  What this tells us is that Sellers need to be cognizant that each time a possible Buyer is expected for a showing their home should look its best.  Price is also an obvious factor, and Sellers and Realtors alike have been missing the price point the last couple of years.  Consider that in in July 2004 the average sold price was 96.6% of the original list price.  The last 2 years?  2009 was only 90.8%, and this year showed just a bit of improvement at 91.2%.

 

So keep in mind that bringing your home to market at the correct price will reduce your time on the market and in turn improve your net proceeds at the closing table.
